  • Pending sales: up sharply (63 → 90)
  • Closed sales: down (59 → 45)

What This Means

The condo market is showing early signs of stabilization.

While closed sales dipped this month, pending activity jumped, suggesting buyer engagement is picking up heading into late winter. At the same time, price reductions dropped nearly in half, indicating sellers are becoming more realistic — or that overpriced listings have already adjusted.

The result is a market that feels less reactive and more intentional.

  • Sellers who price correctly are getting attention
  • The $500K–$700K range continues to anchor demand

This is still a balanced, buyer-aware condo market, but momentum is quietly improving. Increased pending activity combined with fewer price reductions is often a sign that pricing expectations are starting to align with buyer reality.
