The single family home market average price is at 10 year highs while the avg. price of attached homes (condo and townhomes) are down 1.2% from one year ago. This high demand and extremely low inventories are helping to fuel price increases. Single family homes are averaging just 35 days on the market, condos 53 days.

- The average sale price of a single family home is at 10 year highs $426,658 up 25% from one year ago. For attached homes (condo/townhome) the avg. sale price is $223,987 down 1.2% from a year ago.
- Through July there were 67 active listings for single family homes down 36% from last year and 56 attached homes listed up 14.3% from a year ago..
- Single family homes are selling for 98% of the original listing price, attached homes 95.7%.
- Months supply of inventory for single family homes is just 1.24 months, attached homes 2.24%.
- There were 66 closings of single family homes in July up 25.4%. Condo and townhomes 24 closings up 9.1%
