Price Trends Clearwater-St. Pete Beach Housing Market 10 Year Analysis
Where are prices going? Where have they been? What should we expect the housing market to do? These are good questions that take a closer look at historical data to try and get a good answer for. We looked at the last 10 years of data and put together a few charts using the median sale price average and closed sales that we thought you might find interesting. We used the Clearwater Beach and St. Pete Beach zip codes. 33767 and 33706 which includes Island Estates, Sand Key and Treasure Island. Clearwater Beach is the dark blue graph line and St. Pete Beach the red.
Looking at the median price range we see prices broke through a ceiling back in 2015 and have created new support line right around the $430,000 range. A new high was achieved in quarter 1 of 2020 and we expect prices to continue in this range and even reach new highs as we head into a new season.
Median Sale Price Average: For all closed sales in that period, the middle-closed price in that series where half the sales are of lower value and half are higher value.
Inventory of homes are at 10-year lows which favors sellers and shows a correlation with the rise in median sale price above.
