The Clearwater-Sand Key Beaches continue to be in high demand.  The Condo market is extremely hot at the moment with prices rising steadily and inventories low the market is in the sellers favor.  The average sale price of a single family home was down 9.4% from June and 38% from one year ago.  However, prices are still well above the 5 year average.  The average sale price for an attached home (condo/townhome) is up 8.8% from June and up 9.3% from one year ago.  Closed sales are up for 71% for single family and 38% for attached homes.  New listings are up 7.7% for single family and up 76.7% for attached homes.  Inventories continue to decline however with single family inventory down 56% year over year and attached homes down 18%.  Single family homes are averaging 115 days on the market and attached 102 days.

What To Know July 2020

  • The average sale price of a single-family home was $1,278,917.  Since 2010 prices have only been higher 9 times.  For attached homes (condo/townhome) the avg. sale price was $573,676.  
  • Single family homes are selling for 88.6% of the original listing price, attached homes 93.1%.
  • Months’ supply of inventory for single family homes is just 3.88 months, attached homes 4.64%.
  • There were 12 closings of single-family homes and 54 attached home closings in July 
  • There were 31 active listings for single family homes and 167 for attached
